This time of year in real estate, many sellers decide to pull their house off the market. The thinking is that the winter market just isn't a good time to sell a home. Many will make the assumption that since it is cold out that buyers are not out looking. As I write this, I have spoken to many sellers that are saying we are just going to wait until spring. I think this is bad advice for most winters, but especially this year.

I think their is a good reason to have a home on the market during the fall and winter months. Usually, most consider spring and summer to be the best months for real estate. I would generally have to agree, there are more homes sold during the spring and summer months. This may be true for the market as a whole, but we have many December and Januaries that have been our busiest months of the year. You may ask how this could be. Well, consider this, with most sellers deciding to wait it out for the spring market, you have less competition. There are less homes for sale meaning that if your home is staged correctly, and priced correctly, you may actually sell faster and for a better price.

One other major reason that I believe this may be the best winter to have your home on the market is interest rates. Right now interest rates are still hovering at near record levels. Where will interest rates be this spring? Who knows? So I say consider keeping or putting your home on the market, this may be the best time of the year! As I meet with potential clients to list their home, one question invariably comes up. Is it really a good time to sell? If you listen to only the national media, I would have to say no it isn't a good time to sell, that is the message that the media is putting out there anyway.

I look at the market statistics though and they tell a much different story. When I research a neighborhood for a client, it is readily apparent that as long as a home is priced correctly for the market and is staged properly, it will sell. As a matter of fact it will sell quickly compared to a similar home that is priced just a little too high and is not staged well. Markets all over the country have made corrections and prices have gone down. We here in the Midwest have not seen the 50% or more corrections that other markets have, but we have seen prices slip moderately.

The fact remains though, a correctly priced home with the proper staging will sell quickly no matter the time of year market or market conditions. There are buyers out there, rates are low, and real estate is selling. The biggest factor in making sure that your home sells is having an agent that truly understands pricing strategy, will help you get your home staged correctly, and that will expose your home to as many buyers as possible. If you have that going for you, then you should have success getting your home sold, even in this market.
